Questions to ask
- Why is the home for sale?
- If it's been on the market for a while - Why hasn't the home sold?
- Have there been any alterations?
- What chattels are included in the price? For example, curtains, carpets, light fittings and whitegoods.
- What are the rates?
- Exactly where are the boundaries?
- What is the government valuation and what have similar houses in the area sold for?
If the agent knows anything relating to the value or condition of the property, they are legally obliged to tell you if you ask.
Take your time
- Feel free to talk to more than one agent.
- Look around. Don't buy the first home you see.
- Never feel pressured by the agent or the vendor into making an offer when you're not certain.
- Feel free to go back and look at a house again and to take a friend or family member with you for advice.
- Go back at different times of the day to check for sunlight or traffic noise.
- Don't be afraid to negotiate on price.
